Most of this year’s office chairs and desk/benches target these small-volume buyers. As banks and New York financial houses crashed in last year’s collapse, some of the richest markets for high-profit, high-design office furniture dried up.

Hennepin County is practicing what’s called a results-only work environment, or ROWE, which gives everyone in a company the freedom to do their job when and where they want, as long as the work gets done. The state of Minnesota signed a contract for the program last year as part of a campaign to reduce rush hour traffic on 35W in Minneapolis. Nationwide, 3 percent of businesses now say they have a ROWE, though as far as participants here in Hennepin County know, theirs is the first public agency to adopt it. Many are ecstatic at the way it’s working so far.

Dauphin Realty plans to downsize in west Mobile, its 24 agents leaving a 4,000-square-foot space for 2,400 square feet at 5613 Cottage Hill Road by mid-April. “The real estate business is undergoing drastic changes because of the economy,” said Johnny Roberts of Roberts Brothers. “It’s no longer a bricks-and-mortar type of industry with the advances in technology, home offices, cell phones, e-mail and the Internet.”

Since she was the business’ sole employee, Sterns says she had trouble finding space for the orders she processed for the multiple clients she juggled at one time, and had to hired extra hands – despite her embarrassment.

In a move the company says is aimed at serving clients “in a highly efficient and effective manner,” accounting and consulting giant Ernst & Young is merging the operations of its Greensboro office into its office in Raleigh. The Greensboro office will be maintained as a “touch-down and meeting facility” for the firm, Kerrigan said, giving those who are working from home, or who are in town from other markets, a place to meet or work.

With the job market still suffering and people’s confidence and credit lagging, people are going for smaller places. Andy Klatt, a consultant for a property management software company, said he loves the lack of office politics and commuting traffic. He has no desk or file cabinets. “I keep it really small. . . . I don’t want my home to feel like an office,” he said. Instead, he has filled his small space with smaller furniture from Ikea.
